Town hall is to the left before you enter the gate & handles town government, SIPOA is the property owner's association. It is located in the little rundown building at the end of Landfall Way just past the beautiful vacant building The Club owns. SIPOA has a lake house w/ fitness & indoor/outdoor pools. They also have an older pool off oyster catcher that is slated to be bulldozed & a brand-new pool & facility is in the planning phase of being built. As a property owner you have access toall the beach accesses. Spend your days relaxing and reading on the beach with your favorite 5-star snoozer fairy tales book. You will be sleeping on the beach in no time. If you want to play golf, tennis, & go to Pelicans Nest you will need to join the Club. The Club is a private member only club that everyone one who buys in Seabrook is expected to be a member for at least 7 years after you build a structure. After that, you can drop & still have access to SIPOA pools & facilities. There is a nice mix between members & non-members, everyone plays together well for the most part. There is an abundance of wildlife at Seabrook. I recently went to a wildlife committee meeting to find out more about it. I learned a lot. They actually have to shoot some of the deer to keep the Hurd healthy. They call it culling. There are alligators as big as dinosaurs. I have seen pictures posted of rattlesnakes. I would stay away from those unless they were in my back yard. Then they got to go. I have these plans in the last step of the ARC. The Chair runs the ARC and is stepping down in February. I am desperately trying to get him to stay on for one more year. I don't mind battling with The Chair to get my plans through. I really hope The Chair will stay on for a while, he is great for Seabrook and can help you get your plans through. This plan is one I have changed a bunch I think it's a cool plan. I'm not crazy about the back of it so if you know the neighbor from across the lagoon I would knock on his door and see if he will let you on his back porch and you guys discuss what could make it better. This house has 6 bedrooms 5 bath, plus a media room so it would be perfect for a large family. This house is loaded. All hardwood floors, lots of trim, Subzero and Wolf appliances the works! Its also in a flood zone allowing for a raised slab so you don't have to do elevated construction or worry about mold in your crawl space. My buddy Jamie Hollingsworth and I just built a raised slab on Isle of Palms and it sold for way more than the elevated homes we do and they were the same square footage. I think people may prefer non elevated homes and this is one of the last lots where you can do this on Seabrook. This would not be a good short term rental. Its near the gate and farther away from the beach than I think renters would like. I own the lot next door and you could combine them to give you more green space. Or maybe build on this lot and buy the lot next door that I own and gift it to the Seabrook Island Green Space Conservancy and no one will ever be able to build a home next to you. This is a very nice lagoon lot. If you want to take these plans and burn them that's fine with me but be prepared to have to go back through the ARC and start from scratch. I would highly recommend using Bill Huey for your plans, top Architect and office right down the road. Welcome to Seabrook. We look forward to meeting you soon!
